Fell far short of expectations, a long way from being a luxury villa.

Spacious villa with good accessibility into Patong.

We booked a stay for 12 nights in what we were lead to believe was a luxury 5* villa, unfortunately on arrival it was clear that the overall of the property fell far short of our expectation. - Firstly the overall cleanliness of the property was not to the standard you would expect i.e deeply watermarked shower door, mould in bathrooms and a strong damp smell. - It was impossible to shower underneath the main head (i.e it would not point straight down in either bedroom resulting in having to hold the shower head for the duration of the intended shower). Also the water temperature would not remain constant, requiring ongoing adjustment. 3. The toilets kept getting blocked. 4. The shower gel and shampoo were unbranded and appeared to be of the cheapest possible standard and not what you would expect in a luxury villa. 5. There were notices all around the villa concerning fines for non compliance with various aspects of maintaining the villa. 6. Upon entering the villa there are cracks and deterioration in the overall property standard. 7. The upstairs roof spa was freezing cold. We have paid over 4,500 for a 12 night stay (average 375 a night), for this price we were left feeling we would have been better placed staying in a luxury hotel where for this price the facilities and services available would have been far superior. Overall not recommended

It was clean staff were very helpful and the place was spacious

You need to go upstairs to get to the living room which was in the first floor not ground and rooms are in the second floor which is not suitable for elderly people and some one with knee injury like me

The space! 3 story, plenty of room. The pool was nice, the villa was walking distance to restaurants and shops.

WiFi only works in the lounge/kitchen area. The shower water temp changes.

Only thing is all the rules posted up all over the hotel and room. You can't do this, you can't do that. this is how much the fine is. Kind of makes you feel like you're at school

It was large & had heaps of different areas. Cheap scooter hire, good location. Clean property.

Shower went from boiling hot to ice cold and you couldnt move the shower head. One shower leaked also.
