    A big house suitable for big family to stay for a few days, but not for tourists for short stay
    The house is very big.
    We have to pay extra NZ100 for bed linen, towels and toilet papers. The bed is not comfortable. There is no hand towel in toilet.

    looked nice as we first arrived... but then we walked in
    the location of this place was close to the town centre it was a big house
    the house is very dated the lounge room furniture is tired, dated and uncomfortable we ended up leaving early and paying for accomodation somewhere else as i did not want to stay there the two nights we booked the lawns were not mowed and it looked unkept they charged us extra for linen - it was in the ad for this property but if its on booking.com you expect it to be hotel level and not have to pay more for linen, while i missed this in the ad, it should be included in the pricing

    Good place for our 2 day stay in Rotorua. Good value for 7 people. Easily fit everyone in.
    Nice clean renovated house. Good value for money.
    Needed to mow the grass so the kids could play outside. Grass was really long. Pretty up the outside would be good. Inside was comfortable and clean and had everything we needed. Owner communicated really well. Thanks for our stay.

    Well located, easy check in, fit a lot of people if traveling in group
    They charge extra for bed linen (which I eventually paid), but based on their description, I don't think anything was added at all. Everything there were already the things you can see on the description of each room hanging on each door. A pillow, a comforter, a blanket, and some extra towels. We felt a bit embarrassed to only see last minute we needed to pay for the linen and for calling late (and this created some friction in the group). But in the end I felt that this trouble could have been prevented. I think they should make it clearer about what is included. We paid an extra $100 for 3 towels and linen... but I'm having a hard time understanding what I paid for as everything was already there.

    Caters for lots of people, beds old. Very basic for the price.
    Location was quiet and had the space we were looking for.
    House needs an internal paint and some better beds and bedroom furniture. The modern improvements made and photographed are misleading to the overall accommodation. The many instructions in each room was odd.

    Cosy and homely nice size yard for kids to play
    Plenty of sleeping and outdoor space if we had a bigger group was raining when we stayed we loved how warm the home was and that the deck had a roof so we could sit outside to eat etc, and it felt like being at your own home rather then hotel which is just cosy. Also there were a few games and nicknacks around for kids
    Having to clean up the next day, but we get it, it's just with 10am check out and having to make beds, vacuum, wipe down everything, empty all bins and all the other things we were bloody rushing at least 11am would have been more reasonable, we got up early to sort before we left. Also just saying but the footstools could do with restuffing they take down the whole look of the lounge
