    Very good
Cosy stay in the heart of the Sussex countryside
The property was located in a beautiful spot within walking distance from Devil's Dyke and the South Downs Way. It was incredibly cosy - especially with the wood burning fire, and the main living space was comfortable and spacious, with stunning views. The kitchen was well equipped. The cottage had some beautiful historical features and felt very typical for the area. We had a lovely pre-Christmas stay here catching up with family. Also highly recommend the little local pub just 2 minutes walk down the road! It was lovely to be welcomed with a Christmas tree and a bottle of fizz - all very appreciated. :)
The upstairs bedroom is lovely, however if (like us) you are staying as a group of adults, the other beds leave a lot to be desired. (We were aware of this when booking and it was fine for a weekend but you wouldn't necessarily want to stay longer!) The top bunk was uncomfortable and I think investing in a nicer (more comfortable) sofa bed would make a huge difference. We were sent the wrong code to enter initially - which added some confusion. Also on arrival, it was a bit confusing where the main entrance to the property was - more instructions/photos could have been provided, especially if you are arriving after dark! In fact, we would strongly recommend that you arrive in the day light - makes life much easier!

Disappointing that we couldn't stay for the 3 days booked.
    Location was good.
The smell that greeted us on arrival and the plumber not being able to fix it on his first visit. Don't know when it was fixed as we left the next day due to our dog being unwell.

    Location, atmosphere
Nespresso machine present but only 1 single coffee capsule provided. Bumped my head to bleeding on the very low beam in bathroom doorway upstairs

Countryside retreat within 20 mins of Brighton
The living space was amazing and suited our family really well. Lots of places to explore on walks nearby. Bath under the stars was very nice!
Mattresses on beds were very firm. Also a shower attachment on the bath would be good to help clean it out after.

This is a quaint farm conversion in a small village approximately 25 minutes from Brighton. Only a pub nearby, which serves food, no local shop as far as I could tell. Property was clean and tidy, one double bedroom and two bunk beds downstairs, the other option being a sofa bed in the lounge. Kitchen was good, tea and coffee available onsite.
Nothing much to note, small issue with some ants but was sorted quickly.

Absolutely lovely place in a wonderful location
It really is in the most spectacular location. Poynings, Fulking, Devil's Dyke and the South Downs are just stunning. We enjoyed the Royal Oak pub, about 2mins away on foot. The house is lovely - really comfortable and delightfully appointed. Kitchen is well equipped. Nice towels and bedding. Excellent shower.
It might be worth the hosts spending a day or two staying in the house as guests, as I think there are just some really minor things that you notice when you stay. The knives are really blunt and need a good sharpen. There are no scissors. Kitchen roll or extra tea towels would be helpful. A food waste bin would be nice, especially as there is a green bin outside. The outdoor table could do with a clean. There's no indoor recycling bin. These are really, really minor points but would be so easy to address. The other point to note is that this house is really best for parents (in the double upstairs) and two children (in the bunk beds). It's absolutely fine, but the house is just a bit big (and expensive) for a couple alone, whereas the bunk beds and additional single bed are a bit small for adults - plus you might end up with a couple sharing the upstairs room with another single adult, which may be a little cosy for some. There's no blame in this - just an observation for people who may stay.
