    relaxing, quiet and friendly
    very good location , extremely close to the seafront and about 15 minutes walk to the train station. We had a very warm welcome from the owner and felt comfortable for the stay. Very quiet. We had our own key to the front door which was perfect as we had a late evening and didnt need to worry about getting in. We had central heating and tea and coffee in the room. A great hairdryer that was not attached to the wall and actually got hot. Very pleasant short stay.

    Excellent location,lovely host and would definitely stay again.
    Location was fantastic,Robert a delightful host Very reasonable price per night.
    Decor a bit rundown,lack of space in rooms bar the front facing one,no central room to relax in and meet up with other members of group but nothing that impacted our stay.

    Quirky but clean ....
    Great location, we were going to a show at the Brighton Centre, and the hotel was literally around the corner. We walked to the Lanes and the main shopping centre for a bit of Christmas shopping and lunch - it was all very easy. Checking in was great. Communication from the hotel was excellent. We had the top floor room - no 9 - the bed was large and very comfortable. There was very little noise from outside overnight. It's a quirky hotel with sloping floors, but very clean.
    Overall, it is a little bit tired. Our ensuite has seen some years, the tiles had been refixed, not particularly well. The bathroom was very clean, but very small. We're not big people, and the shower was very snug. There's space available in the bedroom to make the bathroom a tad bigger.

    Absolutely loved our stay. Would stay here again for sure.
    The bed was so comfortable. Lovely cozy feel to the room. Close to entertainment, such as, 10 min walk to the beach and a high street which was great. Does not have that typical hotel room feel which was very nice and heating that worked was lovely!
    Price could be lowered a tad bit but of course this varies when you book.

    Was a good place to crash following a show and beers at the Brighton centre.
    Exactly as expected for this price range/location.
    Definitely some dodgy characters hanging around the local neighbourhood, but you that's all part of the Brighton charm.
