An authentic Floridian beach-y hotel situated across a quiet street from the beach.

You either get an ocean view or a wetland view which is beautiful in its own rights. Smokers will enjoy a balcony.
Pet friendly- it is 80 a day for a pet. Please be honest about whether your pet is a proper service pet for the break in cost.
The staff IS a highlight- they were not annoyed by my presence or inquiries about belief systems or ultimate relevance and philosophy. The staff shared themselves and were as much company as one could hope for if traveling alone. They were above and beyond graciously accommodating making the stay feel like home and not just a hotel. They involved themselves in helping me make my childrens Christmas morning a surprise while I wrapped presents in midnight hours and put them under their beach-y fiberoptic tree. They need more tables outside to accommodate breakfast/feeding gatherings because it fosters such a feeling of togetherness and interactions between guests.
They have board games to sit and play (I just realized my kids missed the chess board lol). They have coffee and hot cocoa, tea, water and all the coffee bar liquors you could ask for sitting out for as much as you want of it. The pink lemonade was a big hit. Nick freshly baked cookies and popcorn at 5pm and then when they were gone- made more. Thank heavens for the miraculous access to the ocean for a midnight run beneath the stars, full moon and skipping over sea foam. I felt so comfortable I even stole a few moments alone on the beach. We hunted midnight crabs.
It is only minutes from the historic St Augustine sites and bustling district complete with so many art galleries and cuisine. I wanted so much to walk into the galleries but they were closed on Christmas. What I saw though, stunning works of art. People of all shapes and colors sharing a settlement 5 centuries old.

The cheesy ad photo is hurting you. It is cheesy and looks like the bogus rip off ads when your pricing is well worth it but negotiated in a way which does not do justice or highlight all the greatest feature selling points. There is an obvious issue and complaints with how the taxes, parking fees, animal fees and beach access are being handled. You need to refocus the advertisement and restructure the pricing. Because you actually are worth it!

Do not charge for the beach chairs- order more for guests to use. Yes. Have a few more beach buckets for kids to access at no charge. Make this part of the memory as it was for us.
Trick pricing of 80 dollars a day to park our cars tricks the booking system. Everyone had cars so everyone was hit with several hundreds of dollars then charged twice. While your manager fixes this it is not ok to charge twice around the booking system. I am not out several hundreds until you fix it- if you do. I will correct this in an update when and if that transaction went through. This causes upset in customers and complaints that while you eventually may fix them it is causing strife and negativity at the front in front of all of your guests which hits your reputation as it feels like an ongoing scam instead of just a here and there mix-up. This is most unnecessary because of the fact you make up for the rate in so many other perfectly justifiable and worthy ways which are addressed above in the pros. Just because it is eventually stated somewhere does not make it any less tricky icky. You are well worth the money and should highlight your pros.
Work the parking into the pricing into the hotel rate. Charging for beach access is ridiculous- it is not private by any means.
You need to stock laundry detergent. You have a laundering facility you are losing money on since it is reported you have not had detergent for months. I had no clean laundry. Simple fix.

Wonderful location about 10 minute drive from downtown St. Augustine . Staff were very kind , accommodating and helpful. Delicious baked cookie treats at 5 oclock everyday . The rooms were clean , comfortable beds , big size fridge to store your drinks and extra snacks , mini keurig coffee machine in the room , as well. Shower was comfortable and hot water was amazing . Nicely renovated property. We had a nice balcony to sit and relax with a glass of wine and friends, after a long day walk at downtown St. Augustine. Will gladly return again . Teli H.
Walls were somewhat thin . Luckily , neighbors were quiet and did not interrupt our sleep .

Totally deceived by the reviews and presentation through booking.
Nothing, it was a great deception.
Lack of friendliness since we arrived. I had to call the manager to clarify my charges, since they were trying to charge me again for parking and resort fees. Publicity is totally disingenous. It makes no sense to charge a resort fee for a small hotel in the middle of the beach. And Parking? Sounded a lot better than it was. rug was wet just below the A/C. Look to the beach was a sandbar blocking everything (and the beach is across the street). Shower controls were badly installed (very hot where it indicated cold, and viceversa).
