    It was ok. People may have different experiences. This place is not the best but not the worst either.
    The room is spacious and beds are comfortable.
    The wall is too thin. You can hear everything from the next door.

    Saeng Panya Home is a beautyful guesthouse, conveniently located to the old town of Chiang Mai, but still very quiet. Shopping and dining options are near by. My room was huge, compared to normal hotel rooms, clean and very cozy. The owner is very kind and always concerned about the well-being of his guests. He gives great tips and is very helpful, so that you immediately feel at home. For me, this small hotel is a real insider tip in Chiang Mai and I'm already looking forward to my next stay there!

    Wonderful room, great host
    The host was wonderful and helpful during our whole stay. We had free water, plenty of recommendations for exploring town, he helped us with car rental, phone bookings, etc. The hotel room itself is super comfy, and you have plenty of food options around, including a night market. The old city centre of Chiang Mai is just a short walk away. I definitely recommend staying here!

    A well and truly wonderful stay, Mr A was one of the most kindest hosts Ive ever encountered, full of energy and willing to help you with any needs. The location was superb for me as I liked to walk into town and back, a pleasant 15 minutes. It was quiet and non touristy area which was nice. The room was spacious and had everything you need, the sunrise in the morning was magical with a gentle breeze through the windows. A truly authentic stay which makes you feel at home, I felt very safe staying there.

    Welcoming personell
    A couple of ants found their way into the bed. The personell had a solution for it when raising the concern. Additionally there was a smell of puke that never left the room which I think could have been avoided with proper cleaning of the entrance. The bathroom wasn't really clean either so have to give this under average score despite the hospitable personell.
