    Incredible value! Lovely clean, comfortable room. Firm mattress, good size bed. Small balcony with garden views. Fantastic staff - a special mention for Makee who was so helpful kind and patient. Good location too - just out of the old town but close enough and loads of restaurants and coffee bars nearby. Plus a 7 Eleven just a couple of minutes away! All round a great place to stay in Chiang Mai. Highly recommended.
    Hard to criticise anything at the price. Some apartments are up 4 flights of stairs but you get a nice view...

    Owner was super friendly and helpful. And snacks out every morning and water was put in your room every day. Bathroom and room were big and clean. Would recommend staying here.

    Super friendly staff. Allowed us to leave our big backpacks behind while we went off to Pai. Got welcomed back warmly. Coffee and tea available all day for free. Its only a short walking distance to the old centre.

    Lovely hotel pity about where its located
    The owner was so welcoming and kind. We arrived early after the sleeper train and he let us check in. The hotel is lovely & clean
    The hotel is located beside a mens bar and music is playing until 12am every night. After the music there is still a lot of noise from party goers. We stayed 3 nights , if any longer we would of had to move due to lack of sleep

    A very clean and conveniently located guesthouse
    We really were impressed with how spacious and clean the room was. We booked a three bedroom place as we had a lot of luggage and a dog. It was a pet friendly place and you just had to pay a 1000 baht deposit for the pet (which you get back when you leave) and theres also a small pet fee. The owner was very nice and helpful.
    I wish the breakfast had been a bit more. There was coffee, teas, noodles and some crackers. But it would have been nice to have some bread with a toaster and jam. Also there wasnt really a green area to walk your dogyou had to be careful out on the street.

    Very clean and spacious rooms for a good price. Check-in/check-out was easy and staff was very helpful. They provide free coffee, tea, snacks in the morning which was a nice add on.
    It is a bit away from the main center but nothing too crazy.

    Everything fine. Clean, friendly, handy central location with parking. Easy to get everywhere.
    Some reviewers have complained of nearby noise but its not too loud too late. No problems.

    I appreciate the staff who was really kind. Hot shower and balcony with view on the city. Hotel is clean . The location was not so bad, only 5/10min to walk to reach the old city
