Each room at Beamsley Lodge has been individually decorated and most now feature a newly renovated en-suite shower room. The rooms also have a flat-screen TV with DVD player, and free Wi-Fi. Some rooms boast views of the sea. Ironing facilities are available upon request. Beamsley Lodge provides a cold buffet breakfast with fresh fruit, yoghurts, cereal and juice, or you can enjoy a full English breakfast which is cooked to order.     Acceptable but would not return.
    The room was comfortable and clean. Good parking.
    Breakfast could have been better ie. more choice. Appeared to be just one member of staff, we were the only guests so he would have struggled with more guests at breakfast.

    Nice large and comfy room.
    Shower didnt work very well, only a trickle of water.

    Travelling as a lone female I felt completely secure even though there were no intrusive security measures evident. I was also able to come and go as needed (I was manning an exhibition with early starts and a rather weird timetable.)
    Couldn't get BBC1 (to watch Strictly!!) I had not realised how far it was to walk to the town centre and pier, and being used to great public transport in London would have liked to have information on bus services.

    Friendly staff, it has been easy to communicate with them. Delicious breakfast, comfortable bedroom, 15 mins walk from the Pier.
    We were in Eastbourne for the Beachy Head 10k and the location is 45 mins walk from the start! Our fault we didn't check the distance

    Sunny Weekend in October in Eastbourne
    We got to the B&B a little early , but were greeted warmly and given our room keys. We had seen some indifferent reviews, but everything was really good. We stayed in a King room with the balcony and it was very spacious and very clean with lovely views. The breakfast was also very good with good choices and served with a smile

    Outside, was unkept with litter, weedd growing up wall and a touch of paint required. Breakfast choices were poor, service although friendly wssn't good. Shower in room was a striggle to get right teperature

    Andy the man who had to do everything was very pleasant and helpful, but the expretion slave labour comes to mind because he had to do breakfast duty's and then when that was finished he had to clean the rooms and make beds etc, and that was 7 days a week.
    During our stay the owners were nowhere to be seen, which if they want the business to succeed they must be out in front of house meeting the customers, and making them welcome. This was the feeling of all the guests we spoke to, feeling wanted was not being shown to customers. It would appear that the previous owners made all guests feel very welcome so these new owners have got to step up to mark to make this business work. Presentation of the outside of the property is a must weeds growing all around the front garden does not go down well, or look very tidy.
