    I appreciate the off road parking.
    Outside lighting was lacking. More lighting is necessary especially in the parking area.

    The proprietor was very helpful, courteous and quick to respond. Lovely lady. The communal lounge was great; possibly enhanced by the fact we had it to ourselves, but really nice anyway. The room was clean, and really good VFM. All round a very enjoyable stay.
    The shower door was a bit troublesome; came off its runner. Might have been because I'm a bit cack handed!

    Perfect for one-night trip to the city.
    Clean, easy to reach and perfect for one-night trip to the city. The bed was very comfortable and there is a cozy lounge where I could have my take away dinner and read my book. Essential breakfast but a real bonus as it is included in the price.

    Holburn is functional and yet grows on you
    Holburn guesthouse was basic but comfortable enough. The coded boxes for the keys at the front weren't the easiest to use and it is a bit disconcerting that there weren't any staff around to communicate with.
    The TV in the lounge wasn't the most straight forward to use and it was only when someone else had figured it out that I was able to use it. The hand soap in the toilet and in my room needed replaced but there was no one around to tell.

    For the relatively cheap price, I had a really pleasant stay. The room itself was comfy and although it wasn't anything exceptional, the free breakfast was still quite nice
