It was an excellent experience. View on a canal made it all - it was so cool to watch gondolas passing by. Breakfast was small but enough. Pastries were delicious.

There was a persistent smell of canalization in the bathroom.

The location and the history of the residence. Off a quiet street and our room overlooked a canal. That was beautiful

Definitely could use more staff. As far as I can tell there was one person who was in charge of checking in, and running the entire breakfast and for checking out. We got to the residence between 5-6 pm and let them know in advance what train we would be taking. But we rang the bell and there was no answer. Had to make an international call and was guided into checking in. Paid a premium for the room and expected better. Also called the hotel a month before and asked them to make a dinner reservation. They said it was made and when we got there there was no reservation under my name. Lastly at checkout, I was told to drop our luggage in a public area under some steps and it would be moved when we came back. But when we did, the luggage was still under the steps and not moved to a secure location.

Location was central near the San Marco Square and the Dodge's palace. Walking distance was 8 minutes from the water bus station at San Marco and Rialto stations. Easy access. Only 1 bridge with steps either way. One luggage and 1 carry on is manageable. Quaint place with its vintage outlook and Renaissance feel. High ceiling and enough space in the room. Owner Andrea was very friendly, approachable and hospitable. He makes a good breakfast and cuppacino. He gives good recommendations and instructions. Outside the room is the canal where the gondolas will ply through. Look out the window and you have the canal underneath you.

Some of the furniture are old and need some maintenance. Cupboard needs some airing. The sound of water running through the water pipes in the old building can be heard in the night. But it didn't bother us too much. Need to climb 1 flight of stairs to get to our room. Andrea helped us to carry luggages up to room. But checking out in early morning, we need to carry our luggage ourselves. But overall it is worth staying. Will come back again.

Was upgraded to the suite after a small mix up. Warm welcome. Suite had more stuff than some hotels. Toothbrushes etc. breakfast small but all you need and very warm welcome from host. Great location. Can't fault it.

Absolutely beautiful place. 5 minute walk from St. Marks Square. Overlooking one of the canals with a constant stream of Gondolas. Antique furniture, extremely comfortable bed. I literally cant fault anything about it. Breakfast every morning was lovely. Andreas is an amazing host. Greeted us with a big smile and helped us with anything we asked.
