Well worth a stay

Really Comfortable bed and pillowsand the room and shower room were spotless and had everything you need.It was a great touch that there was tea coffee sugar milk and other choices to have in the well equipped kitchen diner..Only a short walk to the town and and great road links..

Perfect for our budget and location, really clean room with good facilities. Bed was really comfy so slept really well. Well equipped shared kitchen downstairs with tea and coffee. We had our own bathroom with shower, parking was right outside on the road, permit holder only until 6pm on Saturday but this suited us as we were at Clifford Spa until 9pm.

The only downside was the noisy couple staying upstairs, we could hear them in their room in the middle of the night and their bathroom was right outside our room so we could hear them in their too. Obviously no fault of the of the owner.

I just can say everything is very good, no complain at all.. I had everything I needed around the property,, town the spa tesco aldi asda everything just door after door you couldn't missing anything around that property I didn't check the town properly I didn't have the time but I will coming back for that... I just like to say thank you for the amazing stay..

Great communication from the owner and we enjoyed a super Indian restaurant just a minute's walk away which was the icing on the cake!

Lovely, cozy room

Thank you for this stay at a lovely little guest house in Lond Eaton. The room was cozy and warm, and the wifi, Netflix and ensuite bathroom were very appreciated. A quick bus ride away from the station meant it was easy to get to

Not the best nights sleep

Nice communications with details to make check in easy.

Very noisy unfortunatly well past 3am before could get to sleep (and we wear earplugs) Also noise from traffic all night and draft coming in due to large window not being sealed properly and blind does not keep out light! AS AN ADD ON I DO NOT APPRECIATE THE OWNER OF THIS ACCOMODATION CALLING ME TODAY TO BE RUDE AND TELL ME HOW I SHOULD NOT HAVE GIVEN MY HONEST REVIEW AS I ONLY PAID 58 AND EVERYONE IN THE AREA WAS MORE EXPENSIVE !!! WHAT HAS THE PRICE I PAID GOT TO DO WITH ANYTHING ? THE REVIEW HAD NOTHING TO DO WITH MY "LIGHT SLEEPING" IT HAD TO DO WITH THE NOISE THAT MY PARTNER AND I HAD TO PUT UP WITH BECAUSE THE WINDOW WAS NOT SEALED PROPERLY AND WAS LIKE HAVING IT OPEN, IT DID NOT BLOCK OUT SOUND, ALSO THE LACK OF PROPER SEAL CAUSED A DRAFT THAT WAS STRONG ENOUGH TO BE BLOWING THE BLIND. THE BLIND ITSELF DID NOT FIT THE WINDOW SO THE GAP AROUND WAS SIGNIFICANT AND ALLOWED A GREAT AMOUNT OF LIGHT IN. AS FOR BEING ON A SIDE STREET, IT WAS A VERY BUSY ROAD DURING THE NIGHT, BOTH FOR CARS AND REVELLERS FROM NEARBY PUBS ! THE BANGING FROM WITHIN THE PROPERTY COULD BE MODIFIED SLIGHTLY BY CHANGING LOCK/HANDLE TYPES ON THE DOORS. IF YOU LOOK AT OTHER REVIEWS LEFT IT, YOU CAN SEE THAT THIS HAS BEEN MENTIONED ON MORE THAN ONE OCCASION. I THINK IT IS DREADFUL BUSINESS PRACTICE FOR THE OWNER TO BE CALLING CUSTOMERS AND BEING RUDE TO ANYONE WHO LEAVES HONEST REVIEWS ON THE EXPERIENCE THEY HAVE HAD AT THE PROPERTY. THIS GENTLEMAN TOLD ME THAT "THEY DIDNT WANT CUSTOMERS LIKE ME & WE WOULDNT BE WELCOME AGAIN" !! QUITE HONESTLY IF ANYONE IS THIS RUDE, I WOULDNT WANT TO STAY AT THIS PROPERTY AGAIN ANYWAY !! AS A FINAL NOTE PLEASE BE AWARE TO ANYONE STAYING IF YOUR REVIEW IS LESS THAN FAVOURABLE, EXPECT A CALL !! I HAVE REPORTED THIS INCIDENT TO BOOKING.COM I HAVE CAPITALISED MY REVIEW AS I AM VERY ANNOYED.
