Really friendly staff, perfect location, nice room - would have been 100% perfect if there was a little bit of toothpaste in the room for the price.

For about 30 minutes on arrival there was a gig here pitched ringing sound in our room, we couldnt figure out what it was. Additionally, the temperature was really difficult to control, we were really hot during the night and had to use airconin Scotlandin December! It was a little strange.

Perfect location

Brilliant location. Reception area was lovely very clean and tidy.

Work was happening on the property outside our room we wasnt made aware off when booking so was very noisy. The heating didnt work so our room was freezing cold. They say they offer snacks and drinks at a reception bar this was empty so we couldnt buy any drinks or snacks one evening. Bed was so uncomfortable.

Location of this hotel is near to Edinburgh Waverly station and Edinburgh Old Town. The room was perfect with every necessity. I love to stay here again.

Best Location, Great staff

1. Location - excellent. Just off the Royal Mile & is central to Holyrood & the Edinburg Castle. It's a < 5min walk to the Waverly Station. < 10min walk to Princes market where the xmas market is. You can see the lights from the xmas markets when you go out of the main door. Lobby has beautiful furnitures & decor. There is no restaurant on site but the staff tells you that upon check-in & gives you info when to order if you want room service. 2. Staff - awesome. Very helpful; answers all questions (nearest grocery, where locals eat). They helped me arrange for my cab to the airport. I confirmed pick-up the day before & was assured it was done. Shows communication among staff working on different schedules. 3. Room - spacious. comfortable bed. pipes make a sound when you turn the water/shower on which I think is expected for an old building; good water pressure in the shower. They have a kettle, toaster oven, ref, utensils & cutlery. I broke a plate & housekeeping was prompt in cleaning my room. Staff asked if I was okay right after it happened. very nice of the staff to ask. Wifi worked in all areas of the room

Location was excellent. Lovely room. Excellent bathroom. Great to have small kitchen.

Checkin wasnt as expected. We arrived 3.15 and our room wasnt ready. Staff were apologetic but we had to ask if we could have a drink while waiting and it was quite some time before the room was ready. We had been travelling all day so this was not what we would have expected as checkin us from 3pm
