It is central heating which is cold sometimes during the stay plus the shower perrsure is very low which makes the water too hot and too cold .it is the worst shower experience I had so far.
The location was fine and the parking was useful

    Immaculately clean, great value
Lovely, homey little B&B about a five-minute walk from the Haymarket train and tram stations. I mostly used the tram to get around town and it was so easy to access. The ride from the airport couldnt have been easier, the tram was waiting outside when I landed and it was probably about 25 minutes to the Haymarket station. When I walked into town, it took about 20 minutes. I had a single room with a shared bath and both were immaculate. Im a bit of a germaphobe and everything about this inn was incredibly clean. The room had a small sink in it, which was great, I didn't have to walk out to the shared bath every time I wanted to brush my teeth or wash my hands. The room is quite petite as shown in the photos, but it had a wardrobe, armchair, desk, TV, and electric kettle + coffee & teaeverything was so thoughtfully arranged. I was worried about being warm enough because the temps were in the 20s(F) that week but the heater kept the room at a very comfortable temperature. The breakfast was served weekdays from 8-9am and weekends from 8:30-9:30am, the full English was hearty and filling. There was also cold cereal, fruit, and juice. I arrived in the morning and was able to leave my luggage until check in. Theres a Tesco Express between the inn and the Haymarket station if you need water or snacks. This was a very nice, neat, friendly and affordable place and Id certainly stay again.
It would be great if washcloths were provided with the towels.

Comfortable room and reasonably priced. Cooked breakfast on request. Although my room had only shared bathroom facilities, this was not a problem.
There was nothing that I didn't like.

Superb place for those who came to see the city, but wants to save some money.
A perfect place for those, who come to Edinburgh for sightseeing. If you are looking for a comfortable, still budget hotel, Ashgrove House is the right choice! Superb location: close to the bus and tram stops, and very close to the town centre . Warm, clean and comfortable rooms. I booked a single room with a shared bathroom, and haven't regretted. The bathtroom was absolutely clean, and no problems with shower. (Bad water pressure and constant change of the temperature of water are quite often in budget hotels. Howevewer,Ashgrove House is not that case!)One more great plus is a breakfast, included in the price of the room. Free heavy hot breakfast, is really something rare nowadays. The majority of the hotels don't serve breakfast at all, and those who do it offer just continental breakfast. I also liked the fact, that the breakfast was served quite early, so I had more time to spend on sightseeing. The only thing to be improved is a possibility to notify the staff about your presence in the canteen. You could have ring a bell in case you needed the assistance. However, as I noticed, not all guests were brave enough to do it and were waiting for staff coming to the canteen to take an order, and sometimes it was taking quite a lot of time. However stay at this hotel was one of those pleasant memories which resulted in my general positive impression about this city. As a result, Edinburgh has become one of my favourite cities in the UK. .
Slightly too dark in the room. Too short cable of the kettle, so had to put the kettle on the floor to reach the socket to boil some water for my coffee. Guests coming to the canteen to have their breakfast should get more attention (especially if this is their first night at the hotel as they just don't understand how to order their breakfast).
