Easy, comfortable place with all amenities needed and decent location

It had everything I needed for a comfortable stay. It was well-heated (in fact too hot when I arrived in winter, I turned off the radiator my whole stay and had the window open and it was fine). I only used the kettle, microwave, and fridge in the kitchen but all worked well. Room was clean -- I dropped something down the side of the bed and had to crawl under to retrieve it and I can say it was very clean under there! Easy key pick up and also check out. Just super chilled. There are plenty of cafe/restaurants/pubs plus a supermarket and pharmacy all within a few minutes' walk. There are 2 stations not too far away, say 10-15 minutes. One is Piccadilly line which is quick into central London and also goes out to Heathrow terminals.

Only potential downside for some people is the traffic noise and the fact that I think it's on the road to a hospital so you will hear sirens quite frequently. Personally, I don't mind road noise though and I sleep with earplugs anyway, but it's something to be aware of. Also the TV connection wasn't great on all channels, but they have a working Netflix account to use.

Very clean and convenient. Owner put lots of love into making it a great guesthouse. We will be back

The check-in was very smooth. I got detailed clear instructions on the phone when our room was ready. The room was very clean. The bed was comfortable. Shower was clean. Sink was clean. There is a clothes washer in the kitchen on the ground floor. You have to bring your own clothes detergent. No dryer though, so you will have to set up some clothes line in the room for drying - takes about a day to dry. It was obvious the owner spent a lot of effort remodeling the place and it's maintained and kept up well. You need to check out the backyard, which is super nice. Throughout the guesthouse, there were nice touches of signs reminding guests to keep the place clean, etc. Location wise, it is walking distance to several bus stops (including one that is 2 min away) and Tube station (Acton Town station is about 10 min walk away). Morrison supermarket is ~5 min walk away. Very convenient if you want to cook in the kitchen. Great value for being so convenient and so clean.

The only thing is the noise from the frequent food delivery motorcycles. But to be fair, this couldn't be avoided because this guesthouse is located in a convenient place - close to a main road. Food delivery motorcycles are everywhere in London now. But hey, you will be staying in a neighborhood with houses that are worth more than a million pounds, where those owners hear the same noise every day. For the price, the comfort, and the convenience, it's hard to beat this place.

I will absolutely recommend the place and book again.

Guest House is located with in a very short walk for Acton Town tube station. It was really easy to find it. The aria has few shops/cafes/restaurants around where you can get food and drinks. The communication to the owner was easy, he helped me with a very clear instructions for self check in as I arrived very last evening. Room was spacious , very clean and warm. Nicely furnished with a good sized and comfortable bed.

Everything work very well. Nothing to complain about.
