Good

It provided us with a clean and comfortable place to stay that was close to our daughter.

Room was comfortable and warm and quiet being at the back of the house. Plenty of hot water.

Only one side had a bedside light and that was inadequate for reading. The shower on/off control was very stiff. Only one parking place which we used for one of our nights but we had to use a neighbouring side street for the second night. Not a major problem for us but it would be a disadvantage for any disabled guest(s).

Couples Christmas Market stay

After reading the reviews I was not expecting much. We stayed in room 11, ground floor front room. The room was huge, modern and decorated really nicely. Really clean, plenty of tea and coffee, TV, hair drier and iron. En suite was really nice. About a 30 min walk to the Royal Mile or 2 each way on the bus which was pretty much outside and buses came every 10 mins or so. Would recommend

Couldn't fault the place. Parking outside for one car - would not fit an estate sized car but plenty of parking literally around the corner

The stay was expensive

There was an accidental double booking that I was charged for despite me clearly not using both rooms. I raised this with the property and booking.com after my stay (when I saw an extra payment had been taken from my bank) but to no avail. Therefore, my 1 night stay in a double room cost 136! Very expensive & unjust

The location was good and the room was very clean.

The on street parking had time restrictions, so the car needed to be moved by a particular time every morning. The room was self check-in, but the hosts did not send any notification on how to access the room; they did not answer the telephone and the foyer light was kept off, so it was difficult to locate the lock box, and equally difficult to put in the code to access the keys.

Superb

Excellent condition, very clean, immaculate bathroom (with great shower), great price (literally half what you'd pay for similar quality elsewhere in Edinburgh), superb location with great pubs, restaurants and shops, and efficient, flexible service from staff (who allowed early check-in despite being run off their feet). Outstanding.
